Shopping centres & retail

High public occupancy, large open volumes and many independent tenants.

What we install & maintain

The systems for this type of space

Shops and shopping centres are full of people who do not know the exits, surrounded by goods that burn easily. Requirements grow with floor area, number of floors and the products sold. We design, install and maintain fire detection, hydrant and sprinkler systems and security systems.

Regulatory framework

What governs this type of space

Occupancy categoryRetail (P.D. 41/2018, Ch. B, art. 7). High risk: shops selling paints, chemicals, explosives, weapons, fireworks, insulation, fertilisers.
Fire extinguishersOne per 150 m² gross area; one per 100 m² in high-risk shops (7.5.1).
Manual fire alarmIn shops over 500 m² and in all high-risk shops (7.5.2).
Automatic fire detectionWith three or more floors; over 1,000 m²; in high-risk shops; in covered atria, where it also triggers ventilation (7.5.3).
Fire hydrant systemPermanent hydrant system from 2,000 m²; from 1,000 m² in high-risk shops. Otherwise a simple system (7.5.4).
SprinklersFrom 2,500 m²; from 250 m² in high-risk shops; in multi-storey buildings with a floor over 1,000 m²; in basement floors over 250 m² (7.5.5).
Existing shopsPermit applied for before 17-2-1989: Fire Service Ordinance 8/2016. Cafés and restaurants inside the shop follow the same Ordinance; only those that are independent of the shop, or fire-separated with their own escape routes and exits, follow Fire Service Ordinance 3/2015.

Which framework binds a given building depends on the date the building permit was applied for and on its occupancy classification. The binding requirement comes from the approved fire-safety study.

Frequently asked questions

Shopping centres & retail — what clients ask us

From what floor area does a shop need sprinklers?

In a new building, from 2,500 m² of total covered area — or from 250 m² if the shop is high-risk. Also in any multi-storey retail building with a floor larger than 1,000 m² (regardless of the total), and in every basement floor over 250 m².

What applies to an older shop?

If the building permit was applied for before 17-2-1989, Fire Service Ordinance 8/2016 applies; from 1989 to 2018, P.D. 71/1988. In such an older building, cafés and restaurants inside the shop also follow 8/2016; Ordinance 3/2015 applies only if they are independent of the shop (e.g. on the roof) or fire-separated with their own escape routes and exits.

Do you also handle CCTV or intruder alarms?

Yes — video surveillance, intruder alarms and access control, together with fire protection, under one point of responsibility.
