Boiler & plant rooms

Rooms with fuel and pressurised equipment — gas detection and local suppression.

What we install & maintain

The systems for this type of space

Boiler rooms, plant rooms and pump rooms are among the most common places for a fire to start — and they are often in the basement, out of sight. The code classes them as hazardous spaces and requires fire detection or automatic suppression. We handle fire detection, gas detection and automatic suppression — mainly with aerosol generators.

Regulatory framework

What governs this type of space

Occupancy categoryHazardous spaces (P.D. 41/2018, Ch. A, 6.7): category A — plant rooms, pump rooms, chiller rooms, boilers up to 50 kW · category B — boilers over 50 kW, LPG and natural gas rooms.
Category AAutomatic fire detection (Ch. A, 7.2.2).
Category BAutomatic suppression with water or another suitable agent (Ch. A, 7.2.3) — e.g. condensed aerosol to ISO 15779 (Fire Service Ordinance 15/2014, 3.4.5).
Fuel storageEnclosed storage areas for liquid fuels or flammable liquids with a total capacity over 3 m³ need automatic suppression (Ch. A, 7.2.3).
Fire extinguishersPortable CO₂ of at least 55B-C in boiler rooms, within 15 m of every point, at least two; an automatic ceiling extinguisher above solid- or liquid-fuel heating burners and/or boilers with a thermal output up to 50 kW (Ch. A, 7.2.1).
Gas detectionWhere required, its specification is set by Fire Service Ordinance 15/2014 (3.3).
Fire compartmentSeparate fire compartment with the fire resistance required for the building's fire compartments, and not less than 60 minutes; not under or next to final exits (Ch. A, 6.7).

Which framework binds a given building depends on the date the building permit was applied for and on its occupancy classification. The binding requirement comes from the approved fire-safety study.

Frequently asked questions

Boiler & plant rooms — what clients ask us

What does a boiler room need?

In a new building, with a boiler up to 50 kW: fire detection and a ceiling extinguisher above the solid- or liquid-fuel heating burner and/or the boiler. Over 50 kW the room is category B and needs an automatic suppression system — in practice mostly aerosol generators. In both cases, portable CO₂ extinguishers.

When is gas detection needed?

In rooms with natural gas or LPG, to detect a leak before it reaches a dangerous concentration. The obligation and detector positions are set by the specific regulations and the study; we carry out periodic calibration with a certificate.
