Office buildings with server rooms, archives and basement parking.
What we install & maintain
An office building is full of people during working hours and empty at night — and has a server room that cannot take water. We handle fire detection, hydrant systems, suppression for equipment rooms, extinguishers and security systems, from design to maintenance.
Conventional and addressable systems, voice alarm to EN 54-16.
The service →Fixed fire water networks, fire hose cabinets and sprinkler systems.
The service →Video surveillance, intruder alarms and access control.
The service →Periodic inspection, maintenance and refilling of portable and wheeled fire extinguishers.
The service →Regulatory framework
| Occupancy category | Offices (P.D. 41/2018, Ch. B, art. 8). |
|---|---|
| Fire extinguishers | One per 150 m² gross area (8.4.1). |
| Manual fire alarm | With a design occupancy over 100 people (8.4.2). |
| Automatic fire detection | Over 200 occupants, or with three or more floors of main use (8.4.3). |
| Fire hydrant system | Permanent hydrant system with four or more floors and at least 3,000 m²; from 5,000 m²; over 20 m high. Otherwise a hose cabinet (8.4.4). |
| Sprinklers | In office buildings over 23 m high (8.4.5). |
| Server room | Portable CO₂ near electrical equipment and computers (Fire Service Ordinance 15/2014, 4.1.1.2); where sprinklers are required and water is unsuitable, another agent is allowed (P.D. 41/2018, Ch. A, 7.2.3). |
| Existing offices | Permit applied for before 17-2-1989: Fire Service Ordinance 17/2016. On a total change of use, or an extension over 50% of the main-use area and over 300 m², P.D. 41/2018 applies (Ch. A, 2.1 d-e). Monuments, listed and traditional buildings: always the Fire Service Ordinance (Ch. A, 2.3). |
Which framework binds a given building depends on the date the building permit was applied for and on its occupancy classification. The binding requirement comes from the approved fire-safety study.
